The metal roof replacement process
Six stages, from first phone call to final walkthrough.
1. Free on-site assessment
Day 0 — about 45 minutes
We measure the roof, check decking condition, count penetrations (chimneys, vents, skylights), and photograph problem areas. You get a written, itemized quote — usually within 48 hours.
2. Panel profile, colour & scope
1–2 weeks (your pace)
Choose standing seam or exposed-fastener, gauge, paint system, and colour. We bring physical samples so you can see the finish on your house in daylight, not on a screen.
3. Scheduling & material staging
2–6 weeks lead time
Coil, clips, underlayment, trim and fasteners are ordered and staged. Because we roll panels on-site, there is no long factory queue and no freight damage waiting to be discovered on install day.
4. Tear-off & deck repair
Day 1 — 1 day for most homes
Old shingles come off down to the deck, everything goes straight into the bin, and we magnet-sweep the yard. Any soft or rotted plywood is replaced and documented before new material goes down.
5. Underlayment, panels & flashing
Days 2–4
High-temp synthetic underlayment, ice-and-water at eaves and valleys, then continuous panels rolled to the exact ridge-to-eave length on your driveway. Clips, trim, ridge cap and custom flashings finish it.
6. Eavestrough, cleanup & walkthrough
Day 4–5
Seamless eavestrough and downspouts are rolled and hung, the site is swept again, and we walk the job with you before final invoice. Warranty paperwork is handed over on completion.

- Can metal be installed over existing shingles?
- Sometimes, but we usually recommend a full tear-off. Going over shingles hides rotted decking, traps moisture, and can void some warranties. In Saskatchewan's freeze-thaw cycles a clean deck with proper underlayment lasts far longer.
- How long does a metal roof replacement take?
